Hardwood floors can last a long time, but they do not stay new on their own. Scratches, worn finish in high-traffic areas, and boards that have moved with the seasons are all normal over time.
Refinishing makes sense when the wood itself is still solid and the problem is mostly the surface — worn finish, light scratches, and a dull look. Replacement makes more sense when boards are damaged, warped, or too thin to sand again.
Before you decide, it helps to know:
- What kind of wood and finish you have now
- Whether the floor can be sanded again
- How the rooms are used day to day — pets, kids, and heavy traffic change the finish choice
- Whether you want to change the color, or keep the look you already have
A flooring contractor should look at the actual floor in person before giving you a firm plan. Photos help, but the condition of the boards, the subfloor, and the finish are hard to judge without seeing them.
